Friendly Reminders

The Board is required to uphold the Bylaws, CCRs, and Rules and Regulations, which at the time of purchase each homeowner agreed to; so, if you receive communication(s) regarding your property, it is simply part of our legal responsibility and job as outlined.  Please refer to your Bylaws, & CCR’s if you receive correspondence before reaching out to the president or board.

We take pride in our community and ask that all Homeowners and guests adhere to our bylaws. If you, your guest or your property is found to be in violation you will be contacted via a written notice to rectify the issue with ample time for correction. If a homeowner fails to rectify the problem, fines and a lien can be assessed.  

Chestnut Hill HOA’s policies can help keep building maintenance costs down! Please familiarize yourself with the associations covenants and bylaws to prevent fines and or increased assessments.

Register your vehicles and leave an emergency Contact. Any vehicle on Chestnut Hill property that is not registered with the board is subject to be towed.

Please refrain from running your vehicle in the garage with the doors shut. This is a safety hazard, and the fumes can seek into units that have garages attached. Please be mindful and courteous to your neighbors.

It is a policy that homeowners cannot work on or wash vehicles on Chestnut Hill property. Any infractions are subject to be fined.

Keep shared garage areas clean and free. Nothing should be openly stored in garages. All items should be stored in closets dedicated to your unit. Any items stored outside of your storage closet will incur a fine.

Trash cans should not be pulled to curve until after 5pm the evening before trash day and should be removed after trash pickup. Trash cans should not be left out past 6 pm on Friday.  We are aware that on occasion things happen; however, homeowners who constantly disregard rules will be fined!

Nothing should be attached to the building without prior approval of the Chestnut Hill HOA Board. Putting nails and screws into the buildings can damage the cement, fiber siding and/or PVC trim, and can lead to water infiltration and rot the wooden parts of the buildings. Drilling holes into the brick and mortar requires expensive repairs later. Homeowners will be held liable for any damages that may incur from nailing, drilling or putting up any attachments.

The board can only enforce Chestnut Hill Associations’ Bylaws and CCC’s. We do not enforce village ordinances. If you have a police matter such as speeding, trespassing, excessive noise or property destruction, please contact Flossmoor police department.

Board members are volunteers, please be courteous, kind and respectful when reaching out. Please share any concerns with your respective board presidents and they will share information with the Master board president or send us an email. The board requires 7-10 business days to review/process requests and respond to emails. We ask that you do not contact the board between the hours of 9am-5pm as we hold jobs outside of Chestnut Hill.
